A loft conversion puts a new roof inside an old one, and the join between the two is where leaks happen. We handle the roofing side of dormers and loft conversions across West Yorkshire: the flat or pitched roof on top, the cladding or tiling on the cheeks and face, the leadwork where new meets old, and the re-tiling of the main roof around the dormer.
What we do on a dormer
- GRP flat roof on the dormer top, built as a warm roof with proper falls, drips and upstands.
- Pitched dormer roofs tiled or slated to match the main roof.
- Cheeks and face in composite cladding, tile-hanging or slate-hanging.
- Lead soakers, flashings and aprons where the dormer meets the main roof.
- Re-tiling the main roof around the dormer, with new membrane and battens where the old roof has been opened up.
- Gutters and downpipes to the dormer, run into the existing rainwater system.
- Roof windows in the main roof slope where the design has them. See roof lanterns and Velux windows.
Working with your builder
Most of our dormer work is for builders and loft companies who want a roofer they can trust to turn up when the structure is ready and leave it weathertight. We fit in with the programme, keep the site tidy and sort any detail that the drawings did not quite cover. Homeowners managing their own conversion can book us directly.
Full re-roof with a dormer
If your roof is due for replacement anyway, doing the dormer and the re-roof together is cheaper than doing them separately, because the scaffold, skip and labour are shared, and the finished roof is one guaranteed job rather than two.
